Major Responsibilities

  • Initial duties will include laying and removing straw as necessary, sweeping floors in units under construction, picking up debris and disposing, ensuring all necessary winter heat is working and available
  • Must be able to operate a skid steer to be used for removal of garbage, snow clearing and loading/unloading materials
  • Ensuring safety guards/rails are kept in order
  • Ensuring general site cleanliness
  • Assist with all site scheduling, for anticipating conflicts with schedules or people connected to schedule and resolving them in advance (if possible). Reviews and approves all production schedules at site.  Ensures trade partner, inspector and supplier adherence to scheduled activities and prioritizes their overall requirements.  Ensure complete adherence to construction process per Dunsire Developments Inc. Policy & Procedures.
  • With respect to trades/suppliers prior to excavation, orders & coordinates delivery of initial building materials e.g. steel beams, windows, bricks and trusses.  In cases where the project does not have sufficient starts to warrant a Foundation / Grading Builders, will work with the Senior Builder in those responsibilities.
  • Solves problems within level of authority/scope quickly, economically and in a way that preserves relationships.
  • Work with Senior Builder to delegate tasks to Foundation / Grading Builders and Site Administrators while maintaining responsibility for their performance.
  • Plans, organizes and conducts regular meetings with staff to review manpower, materials, quality, productions and safety.
  • Communicates/coordinates with other departments to ensure timeliness of permits, structural work orders, availability of colours and finishing and a seamless construction process.
  • Teaches, mentors, and trains staff in technical skills and soft skills.
  • Ensures homes are built to requirements and specifications established by construction drawings, building codes, TARION WARRANTY CORP. and Dunsire Developments Inc. standards.
  • Develops and maintains strong, productive supplier and trade contractor relationships.  Communicates company quality and performance standards to each trade contractor and supplier.  Conducts periodic work inspections to ensure standards are met.
  • Ensures consistent quality control, and adherence to standard operating procedures, conducts regular production inspections with/without Senior Builder.  Field inspects finished homes on random QA inspections with Warranty Rep. with a view to quality and completeness.
  • Evaluates daily production overview and make necessary changes to ensure schedule compliance.
  • Monitors critical paths for projects, trade contractor schedules, and cost control to ensure that homes are QA ready and meet expected quality and budgets.
  • Proofreads and reviews work orders prior to commencement of home construction to ensure feasibility, clarity and intent of extras and changes described in paperwork.
  • Reviews and approves all rework invoices.
  • Maintain model home and Model Park to ensure top-notch sales presentation of model home and community.
  • Responsible for execution of the health and safety function in the division including: a) ensuring a safe work environment – trade compliance, safe work practices on site, immediate response (First Aid); b) legislative compliance – Ontario Health & Safety Act (OHSA) and Material Safety Data Sheets; c) training – OHSA and WHMIS compliance training, tracking and documentation training; act as Ministry of Labour (MOL) interface – for reporting of accidents and site inspections; act as WSIB interface – reporting accidents; oversee Joint Health & Safety Committee including ensuring meetings are properly documented and follow-ups done/  In general, lead by example in personal safety behaviours.

Experience and Skills

  • Minimum 3-5 years residential construction handyman/supervisor experience in the new home industry.
  • Minimum 3-5 years as a carpenter in the construction industry and have experience with metal framing, drywall, FRP work, finishing work, paint work and tile work.
  • Must be detail oriented, have excellent interpersonal skills, problem solving abilities, and proven leadership skills.
  • The ability to handle multiple projects/tasks.
  • Any experience with Dunsire Developments Inc. systems and schedules would be an asset.
  • Extensive knowledge of Ontario Building Code, Ontario Health & Safety Act (OHSA) and other health & safety regulations.
