Responsibilities include but are not limited to the following:

Upgrade Sales & Customer Service 

  • Preparing all outgoing Design Centre Appointment invitations, including letters, mail, emails and phone calls.
  • Working with the Marketing Department to ensure all brochures and pricing materials are prepared on time for each appointment.
  • Scheduling, performing and completing all paperwork for all Design Centre Appointments by construction deadlines.
  • Based on construction schedule prepare ‘spec unit’ selections for structural, colour, elevations, etc. to ensure a marketable unit based on past sales and recommendations to maintain construction schedule.
  • Being knowledgeable and staying up to date about the choices, benefits and market prices of our available upgrade options.
  • Educating and advising homeowners on the best upgrade choices for their lifestyle, needs, investment and budget while successfully shaping their expectations.
  • Guide homeowner’s through the selection of décor packages, electrical and lighting placement, mechanical options, plumbing options, hardware options, appliance options and all other builder upgrade options.
  • Achieving the forecasted upgrade sales quotas.
  • Ensuring the receipt of payment via cheque or pre-approval from the bank from each homeowner prior to processing design center communications.
  • Tending to all customer service related to design center inquiries, phone calls, emails and appointments in a timely and pleasant manner.
  • Act as liaison between subcontractors, construction, marketing & sales, customer service and land departments. Address and resolve issue involving trades and/or builders, as needed.
  • Working closely with the Construction team to inquire about construction related questions.
  • Review the Construction Administrator’s purchase orders to ensure the homeowner’s expectations and orders are clearly understood by the construction team.
  • Continually search for new products, materials and processes that will better suit our customers.

  • Keep track of updates, which include, Homeowner and Builder Software related communication pertaining to Homeowners and their respective homes.
  • Assist Sales and Marketing Department in the creation of the Decor Studio binder for Homeowners and all supporting information, such as standards and upgrade options.
  • Follow up with trades and internal construction team regarding site specific and lot specific enquiries to address Homeowner questions within 2 business days.
  • Liaison between internal partners and purchasing and Construction team’s with lot specific selections to ensure a seamless flow of information from Décor Studio to Construction.
  • Audit all décor documents including change orders, colour charts, drawings and applicable attachments.
  • Ensure all complete and approved décor documentation is filed and available in Builder Software and respective Homeowner files as well as ensure all approved and executed copies are provided to Homeowners.
  • Update inventory database of all available selections to ensure it is current with available and current selections.
  • Assist in general upkeep of Décor Studio displays and samples to ensure professional presentation, including cleanliness and presentation of Décor Studio and supplies.

Experience and Skills

Responsible for overseeing of all activities within the construction department, which includes, care and control of construction budget, project schedule, quality of craftsmanship and overall customer satisfaction, in accordance to Dunsire Developments goals.

Responsibilities include but are not limited to:

  • Oversee the Construction Department’s estimating, contracting, purchasing and field operations.
  • Oversee cost reduction program through competitive bidding, contract negotiation, improved quality take-offs, improved field control, and value engineering.
  • Creating project schedules for each phase of the construction process and regularly monitor and revise dates, as necessary, to maintain critical path.
  • Preparation of subcontracting staff and monitoring and enforcing work in compliance with building regulations, OBC, Workplace Health & Safety and our company’s policies.
  • Oversee all production of homes through management of schedules, inspections, and developing resolutions with regards to customer service and production issues.

Job Requirements

  • With respect to trades/suppliers prior to excavation, orders & coordinates delivery of initial building materials e.g. steel beams, windows, bricks and trusses.  In cases where the project does not have sufficient starts to warrant a Foundation / Grading Builders, will work with the Senior Builder in those responsibilities.

  • Work with Senior Builder to delegate tasks to Foundation / Grading Builders and Site Administrators while maintaining responsibility for their performance.

  • Communicates/coordinates with other departments to ensure timeliness of permits, structural work orders, availability of colours and finishing and a seamless construction process.
